The guide is written for professionals with full-time careers who are evaluating whether to own and operate a short-term rental with the help of independent service providers, such as cleaners, maintenance contractors and co-hosts. It addresses four areas:

  • Acquisition underwriting. The guide outlines factors to assess before purchase. These include occupancy and nightly rates, seasonality, local competition, closing and furnishing costs, debt service, platform fees, insurance, maintenance and replacement reserves. It also covers zoning, permit, HOA and safety requirements. It recommends modeling a weaker booking season and evaluating a property's operating economics separately from any projected tax treatment.
  • Owner responsibilities and service agreements. The guide describes typical owner functions, such as guest communication, pricing, scheduling and vendor coordination. It recommends a written scope of services that defines who performs each task, how emergencies are escalated, and who has access to booking and messaging systems, with the agreement reviewed by an attorney.
  • Recordkeeping. The guide describes the records owners may keep of work actually performed, including dated task descriptions, time records, guest messages, vendor communications and invoices.
  • Tax classification rules. The guide summarizes how IRS rules under Section 469 classify rental activities with an average guest stay of seven days or less. It explains the difference between material participation and real estate professional status. It states that outcomes depend on each owner's facts, and it directs readers to IRS Publications 925 and 527 and to a qualified tax adviser.

Nick Korom, founder of BNB Accelerator, said: "Professionals who contact us often ask what owning a short-term rental involves day to day and how the tax rules apply. This guide sets out those requirements plainly and encourages buyers to evaluate each property on its operating economics and consult their own tax and legal advisers before purchasing."
